Mr. Boxberger called the special meeting of the Town of Watertown Planning Board to order at 9:00 a.m.

PUBLIC HEARING – SITE PLAN

KDM Alliance, Inc. (Purcell Construction) – US Route 11 – Tax Map #91.05-1-2.1 – 5,000 Square Foot Office Building.

Legal notice was posted in the newspaper.

The public hearing was opened at 9:02 a.m. No one from the public wished to speak. The public hearing was closed at 9:02 a.m.

SUBDIVISION

KDM Alliance, Inc. (Purcell Construction) – US Route 11 – Tax Map #91.05-1-2.1 –
3 Lot Subdivision.

Rick Gefell Purcell Construction, and Tom Ross, GYMO, submitted a completed application, updated plans, MYLAR, and lot descriptions for a 3 lot subdivision on US Route 11. Discussion followed.

Motion 82-14: Motion by Mr. Boxberger, seconded by Mr. Smith to schedule a public hearing for KDM Alliance, Inc for a 3 lot subdivision on US Route 11 on Tuesday, November 4, 2014 at 7:00 p.m.

Ayes All: Motion Carried.

SITE PLAN

KDM Alliance, Inc. (Purcell Construction) – US Route 11 – Tax Map #91.05-1-2.1 – 5,000 Square Foot Office Building.

Rick Gefell, Purcell Construction, and Tom Ross, GYMO, submitted updated plans for a 5,000 square foot office building on US Route 11 – Tax Map #91.05-1-2.1. Discussion followed.

The board discussed sidewalks on US Route 11. Mr. Gefell and Mr. Boxberger went to the property and inspected the existing sidewalks. The sidewalks are in fair condition and Mr. Gefell stated that they will make necessary repairs.

Motion 83-14: Motion by Mr. Boxberger, seconded by Mr. MacAdams to grant site plan approval for a plan entitled Conceptual Site Plan Development Plan for a 5,000 Square foot Professional Office Building, Tax Map #91.05-1-2.1 as show on Project #1999-131E.03, dated 9/8/14 with an issue date of 10/13/14, Drawing C101, signed by Patrick Scordo, Licensed Professional Engineer. The building elevations will be consistent with what was provided to the town previously. Any substantial changes will require Planning Board approval. This motion also includes that the sidewalks in front of the area of the proposed building will be repaired in a safe manner and that the location of the illuminated monument sign is not an acceptable location and shall be addressed as part of an application for sign review.

Motion 84-14: Motion by Mr. MacAdam, seconded by Mr. Boxberger to adjourn the meeting at 9:49 a.m.
